Voting for Amendment Ballots Closed
SUBJECT: Voting for Amendments to the Declaration ended July 31, 2018
On behalf of the Board of Trustees, we want to thank all of our Owners who submitted Ballots for the two proposed Declaration Amendments. Those proposed Amendments were for the Purchasers of Homes/One-Time Owners Assessment (Article V, Section 5(a)), and Use of Technology (New Article XI, Section 9).
The Elections Committee is now recording the ballots and votes, validating the votes, and validating that Ballots are signed by Owners. After the validation, if each Amendment has the required two-thirds vote by our Owners, the next step will be to prepare the voting artifacts so that the Amendments can be officially recorded by Fairfax County. This will all take some time, but once they are recorded the proposed Amendments would go into effect. We will provide an update once the Election Committee has tabulated the results.
2018 Annual Membership Meeting
The Board of Trustees set September 27, 2018 as the date for this year’s Annual Meeting. The meeting will be held at the Community Center, 5501 Sully Park Drive, Centreville, VA 20120, beginning with sign-in at 6:30 PM; the meeting will start at 7 PM. For the meeting the following dates have been set.
July 31 Notice of Meeting and Call for Candidates mailed
Aug 20 Deadline for Trustee Candidate Statements to be delivered to the Office
Aug 27 Date of Record (Unit Ownership) to determine who can vote for the Trustees
Sep 13 Meet the Candidates Night – to meet candidates for the Board of Trustees
Sep 27 Annual Membership Meeting
Make plans to attend the Annual Meeting and participate in the election of the Board of Trustees. In addition, there will be a presentation on the events of the past year and an opportunity for Members to address the current Board of Trustees.

Did you know that the Board of Trustees manages an annual budget of about $2 million/year and has a direct impact on every Homeowner? The Board sets the annual assessments, makes improvements to the Community common areas, decides which activities will be funded, and creates the rules and regulations – like the Architectural Guidelines and the Townhome Parking policies. This year, six of the seven Board of Trustee positions are up for election. You will soon receive a mailing about the Annual Meeting and how you can put your name on the ballot.
Deer Lake Ln / Beaumeadow Dr Fire Update
I am sure you are wondering what is going on at the site of the May 02, 2018 fire that made ten of our Association Townhomes uninhabitable. They remain cordoned off with security fencing. As these are private residences, we are still awaiting determinations from the insurance companies. The Association is seeking common demolition and rebuild in order to minimize disruption to the community. The fire investigation and rebuilding process is expected to take an extended period of time, and your patience is appreciated.
The Board has established a GoFundMe account – https://www.gofundme.com/sully-station-ii-community-ass039n for donations for the families displaced by the fire. The GoFundMe account is still accepting donations. Most recently the Ono Brewing Company provided their June donations to the cause. Thank you for your continuing support.

2018 Architectural Guidelines and Standards Approved
The Board of Trustees approved the 2018 Architectural Design Guidelines and Standards at their March 22, 2018 meeting. Policy Resolution No. 16 (2018 Architectural Guidelines and Standards) are posted for our Member on Connect. The “2018 Guidelines” as well as the new Architectural Review Board Application are both posted under Documents on our website (sully2.com).
Pool Rules and Regulations Revised
The Board of Trustees approved a revision of Policy Resolution No. 11 (Swimming Pool Rules) at their April 26, 2018. The Policy is posted posted under Documents on our website.
The revision allows swimming in the lap during the ten minute safety break which occurs at 50 minutes past each hour, as well as making some minor corrections to the previous revision.
Fairfax County Sully Ponds Retro-fit Project
Fairfax County will be retrofitting a couple of the Sully retention ponds. They held a meeting on June 26, 2017 at Deer Park Elementary School. Here is the presentation they presented. For location details click here.
As part of this project, Fairfax County Stormwater Planning Division informed us on November 3rd that in a couple weeks survey and geotechnical crews must return to the community to collect additional data from the retention ponds. The crews performing the task will be representing Engineering Consulting Services, LLC (ECS) and Connelly & Associates Drilling Services. Field work is planned for two (2) days between 7 am and 9 pm. See the Stormwater Planning Division Letter to affected residents here.
Costco Chantilly Gas Station now Open.
The Costco Chantilly gas station opened April 25, 2018. It was up and operating before we having a chance to take so photos. It located at 14390 Chantilly Crossing Ln, Chantilly, VA 20151-2117. Station hours are: Mon-Fri. 6:00am – 9:30pm, Sat. 6:00am – 8:00pm, and Sun. 7:00am – 7:00pm

I-66 Outside the Beltway Widening Project
The Virginia Department of Transportation (VDOT) and the Express Mobility Partners (EMP) hosted a Design Public Hearing on Tuesday, Nov. 14, 2017 from 6:00pm to 8:30pm at the Stone Middle School Cafeteria. Susan Shaw, VDOT Project Engineer, presented a project overview video and made a presentation providing an overview of this $3B 22.5 mile project from the Capital Beltway (I-495) to University Blvd in Gainesville. This Multimodal project includes:
- Two (2) Express Lanes in each direction
- Three (3) general purpose lanes in each direction
- Expanded bus routes
- Bikeway, trail, and sidewalk improvements
- 4, 000 new Park-and-Ride spaces
- HOV-3 and transit access to Express Lanes
- Safety and operational improvements at key interchanges, and smoother transitions at exits.
While the entire project will not be completed until December 2022, Sully Station II residents will see benefits of the project as early as 2020 when four stop lights on the Route 28 corridor are removed. Also, there will be an overpass connecting Braddock and Walney Roads.
